Some call it rehabbing. Some may call a rehabber a “flipper.” You may think the word flipper is a perfectly good word for what we do. Others may consider the name flipper akin to a bottom dweller. We are a real estate investor and we rescue, rehab and repurpose existing houses. We fix them up and sell them at a profit. It is a great way to extend the life of buildings and repurpose them for those looking for their dream house.

  1. We keep our emotions out of it – We are neither horrified at the condition of the house nor try to deliver more than the market demands
  2. We are low key – We start inside not outside. We do a general cleanup of the outside by clearing away any junk. If nothing else we make the neighbors happy.
  3. We change the locks and secure doors and windows. We may hang fabric over the windows.
  4. We know our handyman skills. Yes we can save money if we have good skills, but we know what we do well. For the rest we hire a professional. We want our expertise to show in our work.
  5. Start on the inside with the mechanicals. We fix any plumbing problems, upgrade wiring through the use of circuit breakers, and seal the roof, if water is getting in.
  6. Estimate costs – We work from the same estimate form each time. We don’t get multiple bids. We have some contractors we use all the time. If their bid is higher than our estimate, we press them to find out why.
  7. We pull the applicable permits – Not only is it professional, but pulling permits lowers risk and lowers liability. “All buildings must be issued a building permit and a certificate of occupancy before it can be used. During construction, housing inspectors must make checks at key points. Codes are usually enforced by denying permits, occupancy certificates and by imposing fines. Building codes also cover most remodeling projects.
  8. We move to the outside – re-roof if necessary, paint, and landscape.
